Job Description:
Responsibilities include but are not limited to:
* Maintain daily operations of storage property
* Successful conversion of Leads
* Sales of boxes, locks, and packing material
* Manage account receivable process through pursuit of collections, posting of payments, and processing of daily bank deposit
* Ensures the company standards of cleanliness & appearance
* Marketing to local businesses and apartment managers
* Maintain accurate records for each customer including lease, addendums, and correspondence
* Perform light repair and maintenance duties, including but not limited to: clean units and interior buildings, wiping down doors, pickup up trash, cleaning hallways, office, and bathrooms
* Perform preventive maintenance such as but not limited to: change HVAC filters as required, grease door springs on roll-up doors, oil gate chain as needed, routine maintenance of golf cart
* Monitors the physical condition of the property and reports any maintenance issues
* Oversee contractors and third-party vendor’s work
* keeps foreclosure documentation organized and accurate, following company foreclosure checklist and set guidelines
* Assist with the auction process
* Manage U-Haul transactions, rentals, reservations, truck/trailer parking and routine maintenance
Job Requirements:
* Excellent communication skills both on the phone and in person
* Works well in a team setting or independently
* Has good organizational skills and basic bookkeeping
* Knowledge of computers is a must (Microsoft Office, Outlook, Etc.
)
* Valid driver's license and insurance with access to reliable transportation
* Open work availability, including weekends and some holidays
* Ability & willingness to perform light maintenance such as sweeping, mopping, wiping, lifting, etc.
* Willing to travel/work in multiple locations if needed (temporarily)
* Must be eligible to work in the United States
* Must have a High School Diploma/GED equivalent and at least two years of related experience (sales/customer service/leasing/rentals)
* Must be a team player and have strong leadership skills
* Must be profit driven
* Job requires constant movement and must be able to lift and move 35 lbs.
regularly and occasionally up to 50 lbs.
* Must have clean employment history, criminal history, driving record and pass a drug screen
Part-time: Up to 24 hours per week
